Agreement to Terms

Transaction Methods

No Guarantee of Purchase

User Obligations

Age Requirement

Acceptable Use

Communication Terms

By providing your mobile phone number and opting in, you consent to receive text messages from Zeno Investments Group LLC.

Two Opt-In Categories:

  2. Marketing Messages: Property opportunities, market updates, promotional offers (separate opt-in required)

Your Rights:

  • Opt-out anytime by replying STOP

  • Request help by replying HELP or emailing info@zenojv.com

  • Message frequency: up to 8 messages per month (varies by activity)

  • Standard message and data rates apply

  • Consent is NOT required to sell your property to us

Technical Requirements:

  • Compatible mobile device with SMS capability

  • Active service with participating wireless carrier

  • We are not liable for delayed or undelivered messages due to carrier issues

Email and Phone Communication

By providing contact information, you consent to communication via email, phone calls (including AI-powered calls), and voicemail. You may opt out of marketing communications while continuing to receive transaction-related messages.

Offers and Contracts

Preliminary Offers

Initial offers are estimates based on information you provide. Final offers are subject to:

  • Physical property inspection

  • Title search and review

  • Liens, encumbrances, and legal issues verification

  • Market condition changes

  • Financing approval (if applicable)

Binding Agreements

No binding contract exists until:

  • A written purchase agreement is executed by all parties

  • All contingencies and conditions are satisfied

  • You receive a fully signed copy of the agreement

Right to Assign

We reserve the right to assign our purchase contracts to qualified third-party buyers. Assignment is subject to your approval as required by the contract terms.

Cancellation and Contingencies

Purchase agreements include standard contingencies (inspection, title, financing). Either party may cancel within contingency periods as specified in the written agreement. Cancellation terms and any applicable deposits are governed by the signed contract.

Fees and Payment

Service Fees

We do not charge sellers fees for property evaluations or our standard acquisition services.

Assignment Fees

When we assign contracts to end buyers, we earn an assignment fee paid by the buyer or at closing. This fee does not reduce your agreed sale price.

Closing Costs

Standard closing costs (title insurance, escrow fees, recording fees) are allocated according to local custom and contract terms. We may agree to pay some or all closing costs as part of our offer.

Cost Recovery

You agree and acknowledge that any costs incurred by us (including fees, charges, penalties, fines, and any other costs) due to your provision of false information, fraudulent activity, or violation of these terms may be pursued through legal remedies.

Representations and Warranties

Our Representations

We represent that we:

  • Are a legally organized LLC in good standing

  • Have the authority to enter into purchase agreements

  • Will conduct transactions in accordance with applicable laws

  • Will use reasonable efforts to fulfill our contractual obligations

Your Representations

You represent and warrant that you:

  • Have legal ownership or authority to sell the property

  • Have disclosed all known material defects and issues

  • Are not subject to bankruptcy or foreclosure (or have disclosed such status)

  • Have provided accurate property and title information

  • Will deliver clear and marketable title at closing

We are not real estate brokers or agents. We are principals purchasing property for investment purposes. You may wish to consult your own real estate attorney or advisor before entering into agreements with us.

No Legal or Tax Advice

As-Is Website and Services

Property Condition

No Consequential Damages

We are not liable for indirect, incidental, special, consequential, or punitive damages, including lost profits, lost revenue, or business interruption.

Liability Cap

Our total liability for any claims arising from our services is limited to the amount you paid us (if any) or $500, whichever is greater.

Exceptions

These limitations do not apply to liability that cannot be excluded under applicable law, such as fraud, gross negligence, or willful misconduct.

Indemnification

You agree to indemnify, defend, and hold harmless Zeno Investments Group LLC, its members, managers, employees, and agents from any claims, damages, losses, liabilities, and expenses (including attorney fees) arising from:

Termination
