Most deals are under contract within 48-72 hours of going live. High-demand properties in markets like Phoenix, Atlanta, and Dallas often move within 24 hours. We recommend setting up instant deal alerts and keeping proof of funds ready to act fast.

All buyers must submit proof of funds (bank statement, LOC, or private lender letter), a brief track record of past deals, and preferred buy box criteria. This ensures our wholesaler partners work only with serious, qualified buyers.

Are there any fees to access deals?

No upfront fees or subscription costs. You only pay the agreed assignment fee when you close on a property. We believe in earning through successful transactions, not charging for access.

How does the JV partnership work?

Our standard JV splits range from 50/50 to 70/30, based on deal complexity, your acquisition costs, and what each party brings to the table. We agree on all terms in writing before marketing begins—no surprises at closing.

What if I only need disposition help?

We offer dispo-only services where you maintain full assignment fee control. For a flat $2,500 fee or 10% of the spread (whichever is less), we handle buyer outreach, negotiations, and closing coordination. You keep the lion’s share.

What do you need from me to get started?

Property address, your asking price, purchase contract or PSA, occupancy status, lockbox code or access instructions, and as many photos as you have. The more complete your submission, the faster we can launch your deal.
